The bus connections are just 2 minutes away from our apartment building. Alternatively, you can “float” directly to Merano/Meran free of charge with our own panoramic chairlift.

At almost 600 meters above sea level above the rooftops of Merano. Our house is located at the entrance to Dorf Tirol near Meran and impresses with its traditional Mediterranean style and its wonderful view over large parts of the Etsch Valley.

A 10-minute walk takes you to the center of Dorf Tirol, in the same time you are also at our OWN SESSELLIFT, with which you float high above the rooftops in the spa town of Merano. FREE (exclusively) for our guests.

Yes, of course we provide each apartment with a parking space.

The apartments are ready for occupancy from 15:00. We ask you to vacate the apartments by 10:00 a.m. on the day of departure.

We kindly ask you to inform us of your arrival time.

All apartments are non-smoking apartments.

We only accept booking cancellations up to 4 weeks before the agreed arrival date. In all other cases, we charge the empty bed fee according to Italian guest accommodation contract law, the same applies to early departures.
In your and our interest, we therefore recommend that you take out European travel cancellation insurance before the start of your vacation. We recommend the cancellation cover from: EUROPÄISCHE REISEVERSICHERUNG
Otherwise, the cancellation conditions according to Art. 1382 ZGB apply:
In the event of cancelations by the guest or the customer in the period between the 4 weeks before the agreed arrival date and the arrival date itself, the guest or customer is obliged to pay the following cancellation fees:

• Cancellation up to 15 days before the day of arrival: 40% of the agreed total price;
• Cancellation up to 8 days before the day of arrival: 60% of the agreed total price;
• Cancellation less than 8 days before the arrival date: 70% of the agreed total price;
• Cancellation must be made by unilateral written declaration and must be received by the landlord at the latest within the above-mentioned periods (4 weeks, 15 or 8 days) before the agreed arrival date of the guest(s).
• If the booked rooms are not taken over for the agreed period of time without cancellation, the guest or the customer is obliged to pay 70% of the agreed total price.
• The agreed price is the price for accommodation, meals and any other services
• If not all booked beds are occupied or canceled, the percentage only refers to the agreed price for the unoccupied beds

Regulation in the event of early departure of the guest:
In the event of early departure of the guest(s), the guest(s) or the customer is/are obliged to pay the price for the days enjoyed and to pay 70% of the agreed price for the agreed remaining but unused services.
